Here's The Procedure      

The Fresh Rentals office is open Monday to Friday between the hours of 9am and 5pm and any other time by appointment. All inspections are by appointment and applications are accepted anytime. So once you’ve found what you’re looking for, use the forms below to apply.


Once received, we’re generally able to process an application within 48 hours, and we will let you know by phone, regardless of the outcome.

Approved      

Once your application has been approved you’ll receive a copy of both the standard and special terms & conditions of your tenancy agreement, as well as the body corporate by-laws (if applicable), and the information booklet produced by the Residential Tenancy Authority, Renting in Queensland.


It’s important you read and understand all of the above before signing your tenancy agreement, so if you have any questions, please ask.

Note: We cannot hold the property for you until the bond has been paid in cleared funds, and the property will not be secured until this money has been received and all parties have signed the tenancy agreement.

Signing The Lease      

All tenants must sign the tenancy agreement and related documents. If you’re not planning to contribute equally to the bond, please let us know in advance so we can have the paperwork ready to go when you arrive. Once all documents are signed and monies paid in cleared funds, we can hand over the keys.

Note: We are happy to accept Bond Loans; however, we do not accept Bond Transfers.

Entry Condition Report      

The purpose of the Entry Condition Report is to document the condition of the property when you move-in. At the end of your tenancy we will use it to compare the condition of the property now to the condition of the property then, and you will be held responsible for any discrepancies – allowing, of course, for what is considered to be fair wear & tear. Please take the time to note anything you feel we may have missed, as it is in your best interest to ensure that the Report provides an accurate description of the property’s current condition.

Note: A signed copy must be returned to our office within 3 calendar days of moving-in. If we do not receive your signed copy in the time allowed, the original report will be the accepted version for use of at the end of your tenancy.

Utilities      

You’ll have to organise your electricity provider as well as phone & internet connections… and any other services you require. These are your responsibility; however, we do have access to a connection company, Direct Connect, who are able to oversee all of your connections with just one phone call. We arrange this on your behalf, so just ask.

Contents Insurance 
     

We suggest you take out comprehensive contents insurance, as the Landlord’s insurance cover does not extend to your belongings.
